Mortgage Affordability Calculator

Estimate a possible home-price ceiling from the monthly housing budget and assumptions you enter. See principal, interest, property tax, insurance and HOA costs separately.

Enter your own estimates. Gross income is before taxes. This uses a user-selected total debt-to-income limit; it is not a lender approval rule.

Monthly housing includes principal and interest, estimated property tax, homeowners insurance, HOA fees and the optional mortgage-insurance amount you enter. Maintenance, utilities, closing costs and other expenses are not included.

Illustrative estimate only, not financial advice, a loan offer, eligibility decision or guarantee. Lenders use additional information and rules. Rates, taxes, insurance, fees and costs vary. Check local figures and consult a qualified housing or mortgage professional before making a decision. Read the CFPB home payment worksheet.

How do I estimate how much house I can afford?

Enter gross monthly income, monthly debts, a total debt-to-income limit and housing-cost assumptions. The estimate solves for a price whose modeled monthly debt and housing costs match that limit.

Frequently asked questions

How do I estimate how much house I can afford?

Enter gross monthly income, monthly debts, a total debt-to-income limit and housing-cost assumptions. The estimate solves for a price whose modeled monthly debt and housing costs match that limit.

Are my income or debt details uploaded?

No. This calculation runs in your browser; the values you enter are not uploaded or saved by this tool.

What costs are included in the monthly housing estimate?

Principal and interest, estimated property tax, homeowners insurance, HOA or condo fees, and any monthly mortgage-insurance amount you enter. The estimate does not include maintenance, utilities or closing costs.

Does this estimate mean a lender will approve me?

No. It is arithmetic based on your assumptions, not a lender decision. Lenders may review credit, assets, employment, loan terms, property details and other rules.

Why does a higher monthly debt amount lower the home-price estimate?

The selected total debt-to-income limit is shared by housing costs and other debt payments. More monthly debt leaves less of that modeled budget for housing.
