Does the break-even calculation include my remaining mortgage balance?

The net break-even does: it compares payments made and remaining payoff balances, then subtracts the upfront point cost. The separate payment-only break-even uses monthly payment reduction alone.

Does this tell me whether mortgage points are right for me?
