Rental Yield Calculator

Compare annualized gross rent yield with net yield after vacancy and the expenses you enter. This simple estimate does not model a mortgage.

Use estimates in one currency. Vacancy reduces collected rent; expenses are entered for one year.

Estimate only, not financial advice or a property valuation. Financing, debt service, taxes not entered, repairs not entered, appreciation and future rent changes are excluded.

How do you calculate rental yield?

Gross yield is annual rent divided by the property price. Net yield subtracts vacancy and entered operating expenses, then divides by property price plus acquisition costs. This estimate excludes mortgage payments and financing.

Frequently asked questions

How do you calculate rental yield?

Gross yield is annual rent divided by the property price. Net yield subtracts vacancy and entered operating expenses, then divides by property price plus acquisition costs. This estimate excludes mortgage payments and financing.

Are my property details uploaded?

No. Calculations run in this browser and do not request property listings or market prices.

What is the difference between gross and net rental yield?

Gross yield uses annual rent and property price only. Net yield also accounts for your vacancy estimate, operating expenses, and entered acquisition costs.

Does rental yield include mortgage payments?

No. Yield is calculated before financing. It is not cash-on-cash return, which compares cash flow with cash invested after debt service.

Which expenses should I enter?

Use the same annual period and include the operating expenses you want to model. Results are only as complete as your inputs; this tool does not determine tax treatment or forecast future rent.
