Cash-on-Cash Return Calculator
Estimate annual rental-property cash flow divided by the cash you put in. Use one currency unit for every amount; this is a simple estimate, not investment advice.
How do you calculate cash-on-cash return?
Subtract monthly operating costs and debt service from rent, multiply net monthly cash flow by 12, then divide by down payment plus closing costs and initial repairs. For example, 6,000 annual cash flow divided by 60,000 invested cash equals 10%.
Frequently asked questions
How do you calculate cash-on-cash return?
Subtract monthly operating costs and debt service from rent, multiply net monthly cash flow by 12, then divide by down payment plus closing costs and initial repairs. For example, 6,000 annual cash flow divided by 60,000 invested cash equals 10%.
Are my property figures uploaded?
No. The calculation runs in this browser. Do not enter account numbers, addresses or other sensitive details.
What does cash-on-cash return measure?
It compares modeled annual pre-tax property cash flow with the initial cash you invested. It is not the same as cap rate, which does not divide by equity invested or include mortgage debt service.
Which costs should I include?
Include recurring operating expenses in monthly costs and include the initial down payment, closing costs and repair budget in cash invested. Taxes, vacancy, maintenance and other costs matter; enter realistic estimates for your situation.
Does a negative result mean the property will lose money overall?
It means the entered monthly rent minus operating costs and debt service is negative in this simplified model. It does not include appreciation, tax treatment, sale proceeds or every property expense.
