Use the tool

Swiss residential leases: an estimate of the mortgage-reference-rate effect only. It is not a legal decision or a full rent review.

Enter the rent and both rates to see a scenario.

Example

For CHF 3,000 monthly net rent, a reference-rate decrease from 1.75% to 1.50% gives an estimated reference-rate-only change of about −CHF 87.38 per month (−2.91%).

How this estimate works

The Federal Office for Housing publishes one mortgage reference rate for Swiss rent adjustments each quarter. A 0.25 percentage-point increase can in principle allow a 3% rent increase; a 0.25-point decrease can in principle allow a 2.91% reduction. This scenario applies those changes step by step to the net rent you enter.

Common questions

Where do I find the current rate?

Open the linked Federal Office for Housing page and enter the current published rate. The tool does not embed a rate that could become outdated.

Does this decide whether I can request a rent change?

No. It isolates one factor for orientation. Your contract, inflation, cost changes, reservations and other legal conditions can alter the result.

Does the result include ancillary costs?

No. Enter the monthly net rent, excluding ancillary costs and other variable charges.

Scope and exclusions

The result is an illustrative reference-rate scenario, not a legal opinion or complete rent review. It excludes inflation, general cost changes, improvements, contractual reservations, indexed or stepped rents, notice dates and cantonal procedure. Check your lease and the official guidance before acting.
